The villa is located on a beautiful Tuscan hill position, but very near to the sea: just 20, maximum 25 km from the seaside. So the climate is pleasently breezy and the panoramic view is characterized by vineyards and cypress trees.

It's very easy to reach by car a lot of important Tuscan seasides: in 25 minutes you can reach the white sand beaches of Rosignano Solvay, the sea resort of Cecina Mare, Marina di Bibbona, Donoratico and the beautiful Rimigliano’s natural park, in the south of San Vincenzo.

It’s very easy and confortable also to reach Piombino and Livorno, that are the most important boarding places for the island of Elba and for all the others Tuscans islands. In Rosignano there is a new tourist port that’s called cala dei medici, where you can see some of the biggest and richest sails of Tuscany and a lot of shops.

The villa is is very near to all the bigger Tuscan cities, that are famous for their ancient and artistic monuments and by the cultural point of view: so in 1 hour, 1 hour and half You can arrive in Florence, Pisa, Volterra, San Gimignano, Siena, Lucca, Arezzo, etc.

The house accommodates 8 people and has 4 bedrooms all with private bathroom. Entrance is on the first floor directly from the kitchen and dining room, which both look out over the porch area, which is furnished with dining table and chairs. The kitchen is in typical Tuscan style with a particular lay out with fireplace integrated in the cooking area. On the ground floor there is also a bedroom with private bathroom, and has direct access to the garden, the laundry room and extra bathroom are also on the ground floor. On the first floor we have 3 bedrooms with en- suite bathroom, 2 double rooms and one with two single beds… The adjacent dining room has a ceramic wood stove, which through a ventilated system, heats the whole house including the upper floor. The sitting room has a spectacular view….the window frames each outdoor season like a painting…

The villa has a large Tavern complete with furnished kitchen and table, wonderful fireplace, maxi TV screen, gym tapis roulant, kids play room, tennis table. Use of the tavern bears an extra cost, however booking the facility is not compulsory.

The porch can also be enjoyed during rainy days, as it is has a tiled roof and looks out over the bbq area and pool, which is enclosed and has a large sun lounging area.The villa has air conditioning, heating both gas and by wood stove, the pool can be heated on request.
